  • How do I book?
    You can book all properties direct by email or via our online booking form enquiry. Alternatively, all properties can be found on Airbnb and Tripadvisor. Beatrice Cottage and Oriel House are also on VRBO. For Beatrice Cottage: Airbnb, Tripadvisor or VRBO. For Oriel House: Airbnb, Tripadvisor or VRBO. For Topiary cottage: Airbnb or Tripadvisor.
  • Are the properties child friendly?
    Being older buidlings the stairs are steep in parts and there are no baby gates at the top or bottom of the stairs. Parents bringing very young children should be aware of this when considering a booking at Beatrice, Topiary or Oriel.
  • Are any of the properties dog friendly?
    Unfortuntely, Beatrice Cottage, Topiary Cottage and Oriel House are all strictly no pets.
  • Can I book direct?
    To book direct please email your enquiry via our 'Contact us' forms at the bottom of each property webpage.
  • Where do I pick up the keys?
    The keys to Beatrice Cottage, Topiary Cottage and Oriel House are located inside the keysafes each property. Your unique key safe code is sent via email 2 weeks prior to arrival via email or your booking platform.
  • What time can we arrive and what time do we have to check out?
    Check in time is anytime from 4pm on day of arrival unless an earlier check in is arranged with the owner. On day of check out guests are kindly asked to vacate the properties by 10.30am. We kindly ask heating and lights to be turned off. Please ensure you have all your belongings before leaving the cottage, that the external doors are locked and the key is returned to the keysafe.
  • If we arrive early can we drop off our bags?
    Yes, early bag drop off is no problem but please contact the host to arrange this prior to doing so.
  • Is there free parking?
    Parking is available in the free parking bays along the river bank outside Beatrice and Topiary Cottage. There is additional free on street parking directly outside the pedestrian archway that leads to Beatrice Cottage however please, where possible, utilise the parking bays to allow for local residents to park directly outside the houses. There is free onstreet parking in the bays directly outside Oriel House. Please park considerately for local residents.
  • What is included in our stay? For example: Is bed linen and towels included?
    Included in your stay: Bed linen and towel. Miniture toiletries, soaps and toilet rolls. Bubble bath. Pinic blanket. Teatowels, cleaning cloths, cleaning products. Cooking oil, milk, salt&pepper, tea, coffee, sugar. Tassimo by Bosch Vivy 2 Coffee machine, Complimentary wine, Fresh cut flowers (Beatrice and Topiary), Starter pack of logs and kindling, matches and firelighters.(Beatrice only) Free unlimited Wifi. Complimentary Netflix login. Selection of DVD's, book and games.
  • Are there any extra charges for gas, electricity, fuel for log burner etc?"
    Gas, electricity and hot water are fully included in the nightly rates. At Beatrice cottage, an initial starter basket of logs, firelighters and kindling are provided for your stay. Further supplies can be purchased by you, locally, at 'The village store' in Warkworth or Amble garages. If you would like an extra supply of logs to be delivered prior to your arrival theses are charged at £6 per bag and can be arranged by the owner at your request. There is a cleaning fee additional to the nightly rate at all properties, these charges vary between properties.
  • Is it possible to have the cottage cleaned, linen and towels replaced part way through our stay?"
    For stays of two weeks the housekeeper will attend the cottage to change the bed linen, towels and to carry out a light clean after the first 7 days of your holiday. The housekeeper will visit the cottage between10am and 3pm. If you would rather not be disturbed during your stay please just let us know, or if you would prefer an extra set of linen and towels be provided, this can be arranged. Alternatively, if you would prefer that the housekeeper arrived on at a specific time or a different day please let us know. If you would like any cleaning carried out during your stay (apart from the mid-stay clean for 2 week holidays), or any additional linen provided, please request this by calling the owner or stipulate at time of booking. There will be an additional cost of £30 for this clean. If there are any other housekeeping requirements during your stay please just let us know and we will try to accomodate.
  • What is something goes wrong during my stay and the cottage requires maintenance?
    Contact details for the owner and their second emergency contact are provided in the Guest Information booklet located in lounge of the cottage. Please use these contact details to report any maintenance problems encountered and all reasonable endeavours will be made to resolve the problem as quickly as possible. You are kindly requested to leave the door key in the key-safe if you leave the property, so the appropriate maintenance personnel can gain access to the cottage in your absence so as to resolve the problem. Please note all maintenance personnel are checked and vetted. Please note if you do not agree to or allow access to the owner or maintenance personnel in order to resolve the issue being experienced, then it is deemed you do not require any assistance and as a result no complaint will be entertained.
  • Is there any children/baby equipment at the cottage? For example: highchairs, travel cot etc?"
    Unfortunately, no baby equipment is provided at the properties unless arranged directly with the owner prior to your stay. A selection of children’s DVDs and games are available at the cottage. Please feel free to bring any baby equipment you may require during your stay. Please note: Being older buidlings the stairs are steep in places and there are no baby gates at the top or bottom of the stairs. Parents bringing very young children should be aware of this when considering a booking at Beatrice, Topiary and Oriel.
  • We've booked the cottage for a special occassion. Can we add extras?
    At all of our properties nothing is too much trouble, whether it be champagne chilling on arrival, the log burner going at Beatrice Cottage, fresh cut flowers or a decorated cake. Feel free to contact the owner to arrange any additional extras to be added to your booking. We will strive to arrange any extras that would help perfect your stay.
  • Where can I find booking 'Terms and Conditions'
    Our booking 'Terms and Conditions' for owner /direct bookings will be emailed along with your booking confirmation. Alternatively, if booking through a booking platform for example: Airbnb, please find T&C's of booking on the booking platform websites.
  • What is the guideance follwing the COVID-19 pandemic?
    Following the new Covid-19 guidelines guests are asked not travel if they have any symptoms of the virus or if they have been contact with an infected person within 7 days of day of arrival. Should a guest become symptomatic during or within 5 days after their stay they are to notify the property owner immediately or your booking platform (E.G Airbnb, TripAdvisor, Vrbo, owner etc). On departure from the cottage guests are required to place all used towels and linen into bin liners. These can be found under the sink in the cottage. All waste from bins should be placed into a bin liner and deposited into the green bin outside. Guests are kindly requested to leave windows open slightly in the upstairs bedrooms prior to departure to facilitate ventilation. This information and more on our enhanced cleaning protocols can also be found in your house manual or can be requested via email. Please be assured we are working in accordance with the latest government guidelines and are following strict enhanced cleaning protocols for each changeover. We are taking extra special care to continue to achieve our 'sparkling clean' status from our guest reviews and to santise the cottage in accordance with government guidelines relating to COVID-19. All cleaners entering the cottage, wear PPE during the cleaning procedures and essential amenities are included in your stay for example, disinfectant wipes, hand santisier and hand soap. The comfort and safety of our guests is our upmost priority.
